What is the NJ Realty Transfer Fee?

The New Jersey Realty Transfer Fee (RTF) is a state tax paid by the seller at closing, calculated on a tiered basis based on the sale price. On a $700,000 home, the RTF is approximately $7,565. Seniors selling primary residences may qualify for a reduced rate.

How much are attorney fees for sellers in NJ?

Real estate attorney fees in Northern NJ typically range from $1,500–$2,500 for a standard transaction. Attorneys are not optional in New Jersey — both buyer and seller are represented by their own attorneys.

Do sellers pay closing costs in New Jersey?

Yes. In addition to commission and RTF, sellers pay attorney fees, recording fees, any agreed seller credits to buyers, and potential municipal inspection fees (required in some Bergen County municipalities). Total seller closing costs typically run 7–9% of the sale price.

Can I estimate my mortgage payoff myself?
