Why is my cash to close higher than the list of closing fees?

Because closing costs are only part of the check you write. Lenders typically collect several months of property taxes and a year of homeowner's insurance up front, plus interest through month-end — and your down payment comes due at the same table. This calculator shows the whole figure so nothing surprises you.

Does this calculator include the NJ Realty Transfer Fee for buyers?

No, deliberately. In New Jersey the Realty Transfer Fee is paid by the seller, not the buyer, so it doesn't belong in a buyer's cash-to-close estimate. Sellers estimating their side can use the seller net proceeds calculator instead.

Who pays the New Jersey mansion tax after the July 2025 change?

For contracts signed after July 10, 2025, New Jersey shifted the supplemental fee on sales above $1 million from the buyer to the seller, with graduated rates that rise at higher price points. Buyers under earlier contracts may still have owed the traditional 1%. Your attorney confirms exactly what applies to your transaction.

How do seller credits change what I bring to closing in this estimate?

A negotiated seller credit reduces your cash to close roughly dollar for dollar, within limits your lender sets by loan type. Credits are often negotiated after inspection. This tool doesn't assume any credit — treat one as welcome relief rather than a plan.
